Originally constructed as a Holiday Inn Express, The Mod at Midtown transforms a four-story hotel in Sacramento into a 129-unit residential community. The adaptive reuse project preserves the existing structure while reconfiguring the former hotel into contemporary studio, one, and two-bedroom apartments.
Designed by Ankrom Moisan Architects, the renovation gives the existing building a distinctly contemporary expression while retaining elements of its midcentury character. AEP Span’s Box Rib™ panels in the special-order colors Hemlock Green, Marine Green, and Jade Green bring a distinctive palette to the façade, with the three shades distributed across the building to create variation and visual rhythm. The metal panels contrast with crisp white framing and expansive windows, adding texture and depth to the existing structure.
The project demonstrates the potential of adaptive reuse to give an existing building an entirely new identity. Rather than replacing the former hotel, the design team leveraged its existing structure, room layouts, utilities, and infrastructure while strategically combining rooms and updating the building’s systems. The result is a renewed residential community with shared spaces including a social lounge, fitness center, courtyard, fire pit, bike storage, and coworking areas.
